Advertising

We work hard to have our properties let 365 days a year.  This website will allow us to provide another avenue of advertising at no extra charge to you.  All our vacant properties will go on this website as well as having a board outside as part of the service.  We will still be using other sources of advertising including local papers and the S1Homes website.  Each property is attractive to different types of tenant and has to be advertised accordingly.  This further string to our bow will help us find the right tenant for your house.

Maintenance

We offer a maintenance service on all properties, which we have found to be more cost effective than bringing in outside professionals for simple jobs.  Christopher is currently working to extend his own knowledge and expertise to further this service.  We also have built relationships with local, reliable tradesmen for the more specialised problems.  These relationships allow us to get good work done at a good price for you.  This website also has a new “report a fault” link for tenants to use for non-urgent repairs, helping us to stay on top of any problems.

Energy Performance Certificates

All properties which come up to let must now have an Energy Performance Certificate.  This tells you how energy efficient your property is and it environmental impact (carbon footprint).  They will last for 10 years and are only necessary when the property becomes vacant.  However, if you would like one done sooner please let me know and I will add it to the next ones that come up to get a good deal.  Prices vary quite a bit but we will ensure a good deal for your house.

Gas Safety Certificates

Every let property that has a gas connection must have an annual gas safety inspection done.  This can be performed by any local gas engineer with appropriate certification.  The check simply ensures that none of the gas appliances in you property have any safety issues.  It is not a substitute for a boiler service etc.  Whenever one needs done I get a few quotes but our regular gas engineer usually provides the best rate. 

Landlord Registration

You should be registered with all the local councils where you own property.  You will need to add any additional properties you may purchase.  Anyone can search this database online and get your contact details so you may wish to add AHC Properties Ltd as the agent for the property.  This could allow people to contact us instead.  Our Registration number is 08203/320/03560.
