Finding the Right Tenant
The key to finding the right tenant is knowledge.  Knowing the property, the area and local demand enables us to advertise in the best for to get the right tenant.  It's not as simple as just putting a board up in the front garden.  We will pitch our advertising according to the specific requirements of your property.  If that means advertising online, in the local paper or an advert in a local shop window, then we will do it to get your property let.  We are very experienced in dealing with tenants in receipt of local housing benefits.

Keeping the Tenant
We maintain regular contact with our tenants.  The benefit of doing so is that we can pick up on any issues that do arise and deal with them quickly.  Tenants appreciate this level of service as it provides reassurance.  Our experience is that a happy tenant is more likely to remain in the property long term.

Rental Income
We will collect the rent on a monthly basis.  As soon as we get the rent we will electronically forward it to you minus our fee.   

Maintenance
We offer a maintenance service on all properties.  Our landlords have found this to be a cost effective alternative to expensive callout charges.  We have built relationships with local, reliable tradesmen for the more specialised problems.  This approach enables us, in consultation with yourself, to maintain your property using the best possible solution at the best possible price .



ISSUES LANDLORDS NEED TO BE AWARE OF

Landlords must ensure that their property is in good condition to let.  Below are a few things to watch for if this is your first let.

Landlord Registration
All Landlords and their properties must be registered with each local council they are in under the Landlord Registration Scheme.  You can find out more information and register at:

Gas Safety Certificates
If the property you are letting has a gas supply it requires an annual gas safety inspection and certificate which must be provided by a properly registered gas engineer.  We arrange this service for our landlords.

Energy Performance Certificates
Most properties being sold or let now require an EPC.  This tells the tenant how energy efficient the property is and its environmental impact.  EPCs last 10 years and need to be done only at a change of tenant.  This is a service we arrange for our landlords.  You can find out more at: http://www.sbsa.gov.uk/european_issues/euroguidance.htm
